Modifications and Home Improvements

If your are planning on sprucing up your home be sure to  fill out a modification form.  Many changes to our homes must be approved by the Architectural Control Committee, including but not limited to:

  • Paint

  • Basketball goals

  • Playground equipment

  • Antenna/satellite dish

  • Room additions

  • Patio/gazebo

  • Landscape lights

Modification Guidelines

Guidelines are subject to review and change and are to be used only as a reference in submitting an application.  In order to avoid costly violations, make sure that your updates or additions will comply with the most updated Guidelines. It is imperative that all exterior modifications be submitted to our Modifications and Deed Restrictions Committee for approval prior to the onset of work.

Forms

You can contact Crest Management for a form or download it from the web site.  The form must be completed and returned to Crest Management at least 1 week before the monthly Modifications meeting. The committee meets the third Tuesday of every month at 7:30 pm in the clubhouse.  Please use the General Modifications form for everything except pools and spas. 

To start, open the form by clicking on the link then enter the requested information on the appropriate space.  You can either click on the space and begin typing or use the tab button on your keyboard to advance to the next field. You will need to click in the Check Boxes to select them.  Once you have entered the information requested, please print the form and sign it.  It can then be sent to Crest Management. 

You can also click on the link, which will open the form so that you can print it out.  Please complete the form, sign it and send to Crest Management (mail and fax numbers are on the form).  If you have questions, contact Crest at 281-579-0761.

Fences

The modification form and a plat plan indicating fence location must be submitted for approval prior to replacing your fence. Applications are submitted to the Modifications Committee through Crest Management. If you have any questions, please call Crest Management at 281-579-0761.

Homeowners need to be aware they are responsible to insure all materials of construction meet the Commonwealth requirements. Your fence must be cedar, treated pine is NOT allowed.   Of specific concern is the use of fencing products marketed to be "economical alternatives” to cedar.  It is recommended all homeowners use caution when selecting fence contractors and take appropriate steps to insure they are installing products which meets the Commonwealth's requirements.   

NOTE: The Association WILL enforce the restrictions, so be sure to read the modification guidelines to stay in compliance. Action will be taken by the HOA against residents who have fences which do not meet the requirements.  

Pool Information:  Steps for installing a pool

Plan ahead to facilitate approval of your pool! Call Crest Management 281-579-0761.

  1. Call Crest Management at 281-579-0761  for application or download form.

  2. Fill out application completely and return to Crest Mgt.

  3. Attach a copy of your plat plan with pool and deck location and dimensions indicated.

  4. Indicate on plat:  site access and all drain lines as well as location of all pool equipment.

  5. Backwash and drain lines must drain to the street.

  6. Blueprint of pool must indicate schedule 40 used for all drain lines.

  7. Pool and deck must be at least 5 feet from side and rear lot lines, and should not encroach on any easements.

  8. Pool and deck must be within building setback lines.
