The Commonwealth Homeowners Association

Letter from the Directors

Commonwealth Residents,

Late this spring our pool company changed our new pool contract renewal to exclude lifeguard coverage for all baby pool areas. We reviewed the situation and found many pool companies in Houston were doing the same thing because of the liabilities involved. We then sought advice from our HOA attorney concerning our options: fencing it in separately and putting up signs, hiring a separate lifeguard for each baby pool, installing a splash pad or draining and filling each pool. We decided to pursue our first choice of installing a splash pad, but found we could not complete it by the start of this season due to the time involved getting bids, and the new state regulations regarding splash pads and contacting the work. We were advised to drain and fence the kiddie pools until the work could be done.

The pool company has been instructed to keep the pools drained and free of water so as to avoid algae and insect problems. We are currently reviewing the proposed scope and budgetary considerations to determine if a splash pad esign is feasible. It is our hope, if the financial impact is reasonable, we will have the project completed by next pool season.

We will work to increase communication with residents in the future. Unfortunately, we're unable to gather all the information to make a decision on the kiddie pools until early May which, was after our May /June newsletter. That is why we brought it up in our annual meeting and we will have it in our next newsletter and on the community website. We are so sorry for the inconvenience this year, but are working on the best acceptable option for Commonwealth residents.

If you have any further questions, please don't hesitate to attend our next board meeting on June 24, 2010 between 6:00 to 6:15pm. Remember in the future, all residents are invited to all board meetings.

It is our intention to keep our community updated and involved.

Thanks for your patience,
